City Park café unit back on market after closure dispute

One of Bradford city centre’s most prominent café sites is back on the market after its previous tenant closed earlier this year.

The Pavilion Café is being advertised with an annual rent of £30,000.

The café, located beside the Mirror Pool and next to the One City Park office development, is currently vacant. Until recently, the site was occupied by Cake ‘Ole.

Earlier this year, owners Richard Wilson and Neil Senior announced they would close the café after being informed of a planned £10,000 rent increase by Bradford Council.

The council owns the building, which was constructed as part of the wider City Park development.

At the time, Bradford Council said it had a responsibility to secure the best value for taxpayers from its commercial properties. The authority added that an independent valuation had found the café unit was being rented below the market rate.

The 162-square-metre premises now has an asking rent of £30,000 per year. The site benefits from a prime location in Centenary Square, directly facing the Mirror Pool, the largest urban water feature in the UK. It is also just a short distance from City Hall, the Alhambra Theatre and Bradford Live.

According to the estate agent’s listing, the premises comprise a ground-floor café, restaurant or retail unit with extensive display windows overlooking the square.

The council is now seeking a new tenant for one of Bradford city centre’s most visible commercial locations.
