Future of 270-home Kibblesworth development set for decision next week

Controverisal plans for 270 new homes on the western edge of Kibblesworth will be decided by councillors next week.

Taylor Wimpey North East’s bid for hundreds of houses in Kibblesworth, which involves the demolition of West Farm, will be heard by Gateshead Council’s planning committee on 28 January. Council officers have recommended the proposals are approved,with a report stating there is “clear need to deliver the proposed residential development”.

Taylor Wimpey has proposed the following mix of homes on the 15.5 hectare portions of land:

  • 29 two-bedroom homes
  • 103 three-bedroom homes
  • 118 four-bedroom homes
  • 20 five-bedroom homes

The plans have existed in some form since 2016, with outline permission for 225 homes submitted. The application was approved by Gateshead in 2018 but community funding agreed between the developer and the council were not completed, with the plans withdrawn in November 2025.

Throughout the life of the application, the plans have amassed a total of 145 objections. The objections range from concerns including over development, the impact on local infrastructure and traffic and parking.

The council’s report states: “[The] Development would provide a mix of house types including much needed family homes, with the overall scheme to help support economic growth, sustain the village’s existing services, and provide tangible benefits to existing resident in relation to flood risks and sustainable transport.

It continues: “Whilst a large number of concerns have been raised in relation to the proposal, these concerns do not represent conflict with the relevant development plan policies and can be mitigated and controlled through imposition of specific conditions.”

The council is also seeking financial contributions from the applicant, including £1.7m to deliver an improved bus service for Kilddlesworth. A decision will be reached on the application on 28 January 2026, at 6pm in Gateshead Civic Centre.
