Plans for shops and office space off Manchester Road have been refused a second time

An application by MS Developments would have seen the two units, ground floor shops and first floor office space, built at the end of Carr Street, facing out onto Manchester Road.

It would be part of a wider development of the site – plans to build four homes on the land next to these units were approved in 2021.

Earlier this year a similar application was refused, with planning officers saying the new businesses could cause privacy concerns for the planned homes, despite officers acknowledging they don’t currently exist.

With the latest application officers said: “Comparison of the plans of the two submissions indicate the agent has failed to address the concerns of residential amenity with the plans remaining identical in terms of the proposed design, scale and massing.

“The harm to residential amenity therefore remains.”

A separate application for the same site is currently going through the planning process.
Michael Singh has submitted an application that would scrap the plan for homes and shops on the site. This application is for six warehouse/storage units on the land.

A decision on that application is expected next month.
