A new five-home development could be coming to Huddersfield, as plans await a decision from Kirklees Council.
Sitting off Bog Green Lane in Colne Bridge is Mansion House – a large single property standing in vast grounds. The applicant wants to use part of the garden as the site of five new properties. This application is seeking outline planning permission, meaning that further consents will need to be secured before the development can be completed.
The current plans are only concerned with access to the site, with it proposed that this is taken from an existing access road. Matters like the number of bedrooms and details around parking arrangements have not yet been determined.
While the site is within the Green Belt the applicant says that this parcel of land would be classed as Grey Belt. This is defined as land within the Green Belt that has either been previously developed or doesn’t strongly contribute to the Green Belt’s core purposes. With the land already being used as a garden and located near existing buildings and infrastructure, the applicant says this is the case.
A supporting document concludes: “The site is close to the existing urban area and public transport, it is grey belt and can be granted as an exception under paragraph 155. The location is adjacent to existing dwellings and infrastructure and will have no detrimental effect to any amenities. All planning matters have been dealt with and planning permission can be granted.”
A decision on the plans is expected from Kirklees Council by 7 October, 2025.
The local authority is under pressure to get homes built after falling short of the national requirement to have enough land suitable for accommodating five years’ worth of housing growth to meet local needs. For the first time since the Local Plan was adopted in 2019, the figure has dropped below this, with Kirklees having a housing land supply of 3.96 years as of 2023.
