Middlesbrough Council has granted planning permission for an additional 11 houses to be built at the Grey Towers housing development site.
The 11 new properties in the Nunthorpe ward will be added on to a previously approved 28, totalling 39 new dwellings. Prior to the planning approval, the wider site had permission to build an additional 452 houses. This number now sits at 463.
The Committee Report details that the proposed 39 new houses will include six which will be three bed dwellings, while 31 of the properties will have four beds and two of the new builds will have five beds.
There will be one pair of semi-detached properties, with the rest being detached houses. The majority will be two-storey buildings, with three buildings being 2.5 storeys, with rooms located in the roof space.
The consultation process resulted in objections from five properties, these concerns included fears of an increase in traffic, a loss of privacy as well as the environmental impact from allowing the extra dwellings. The five complaints fell into a total of 14 categories.
In response to these objections, the council concluded that “It is the planning view that none of the material objections raised will result in a significantly detrimental impact on the character of the area, the nearby residents or the community as a whole”. Additionally, the proposals were not deemed to conflict with local or national policies concerning “sustainability, design, transport, open space or flood risk”.
The reason for approval states that “the proposal is for a housing development that would not be out of scale and character within the surrounding area and would not be detrimental to the local and residential amenities of the area”. It reiterates that representations made by nearby residents have been considered and are not deemed to “give rise to any inappropriate or undue affects”.
