Planned transformation of a house into shop denied

Developer's proposal to convert residential property on 225-227 Great Horton Road faces rejection as planners cite traffic fumes and safety risks

The application to change the use of 225-227 Great Horton Road from residential to business use claimed the building’s location, near the junction of Great Horton Road, All Saints Road and Horton Grange Road, was blighted by traffic fumes.

But planners pointed out that this same traffic meant it was not wise to create a new business at the junction.

Submitted by Mr Hussain, the application for the back-to-back homes said: “As the road is highly trafficked this produces fumes which can cause harm to residents over a period of time.

“The building whilst originally constructed as a dwelling is, due to its location, not of a standard appropriate for human habitation.”

Refusing the application this week, planners said: “The property is set back with people apparently living in the building currently, with no evidence provided to state the issue with the living conditions.

“As the site does not have designated parking it does not have a safe space for goods to be delivered directly outside the premises and any servicing/ deliveries would potentially lead to conflicts between road users and pedestrians – which is a current issue which will be further affected by this proposal.
