Next phase of Canal Road ‘urban village’ revealed with plans for 32 homes

Plans for another 32 homes have been revealed as the next stage of the major Canal Road Urban Village development between Bradford and Shipley.

The proposed development would be built on green space between Canal Road/Valley Road and Poplar Crescent, forming part of the wider regeneration scheme also known as New Bolton Woods.

Keepmoat Homes and Canal Road Urban Village Limited have now submitted a reserved matters planning application for the site.

The plans include eight two-bedroom, 19 three-bedroom and five four-bedroom homes, while the existing Canal Road Greenway would pass through the development.

The latest application comes a decade after Bradford Council granted outline planning permission in 2016 for an ambitious residential-led development covering the wider area.

Those plans envisaged not only new homes but a local centre, primary school, nursery, health centre, retirement accommodation, leisure facilities, petrol station, car showroom, sports pitch and open space.

The scheme was developed by Canal Road Urban Village Ltd, a joint venture between Bradford Council and Urbo Regeneration.

Hundreds of homes have since been built along the corridor between Bradford and Shipley, while an Aldi supermarket and Costa drive-thru have also opened.

However, other elements included within the original plans, including a health centre and primary school, have yet to be delivered.

Describing the site of the latest housing proposal, planning documents say: “The site currently consists of green open space and a paved cycleway which runs through the centre of the site.”

Homes are located to the east, with sports pitches used by Bolton Woods Junior Football Club to the south. Bradford Beck and parking serving an industrial building lie to the west.

As the principle of developing the land was established through the original outline permission, the latest application focuses on the details of the scheme.

Planning documents state: “As a Reserved Matters submission, this application does not revisit the principle of development, which has already been established through the outline planning permission.

“Instead, it seeks approval for the detailed design matters of access, appearance, landscaping, layout and scale.”

A decision on the application is expected in November.
