Plans to replace modern shop frontages in a Bradford conservation area with more traditional designs have been approved by Bradford Council.
The proposals relate to 115–117 Oak Lane in Manningham and were submitted following what planning documents described as ongoing enforcement issues linked to unauthorised alterations.
The buildings sit within the North Park Road Conservation Area, where Victorian shop fronts once dominated the streetscape. Over the years, a number of modern frontages have been installed, with several changes carried out without the required planning consent.
Applicant Amina Bi submitted plans to replace the existing shop fronts with new timber frontages featuring traditional detailing designed to better reflect the area’s historic character.
Planning documents said the proposal was developed following discussions with the Local Planning Authority and aimed to address the negative impact the current frontages were having on the conservation area.
The application stated: “The proposed shopfronts represent traditional design and detailing in line with the heritage guidance and to preserve the character of North Park Road Conservation Area.”
It added that the existing shop fronts were having a detrimental effect on the appearance of the area and that the new designs would contribute towards its regeneration. The proposals will not affect businesses currently operating from the units.
Bradford Council’s Conservation Officer, Jon Ackroyd, welcomed the plans, noting that many of the existing frontages lack visual cohesion and aesthetic quality. He said: “Historically the shopfronts would have displayed a consistent design and given visual cohesion to the parade, enhancing the character and quality of the visual environment.”
“The proposed principle of installing timber shopfronts is welcomed and more sympathetic to the conservation area than the current frontages.”
Approving the scheme, planning officers concluded that the replacement shop fronts would enhance the appearance of the buildings, the wider shopping parade and the surrounding conservation area.
They said: “The new replacement shopfronts are deemed to be acceptable and will enhance the appearance of the host properties, the commercial parade, the wider street scene and the conservation area.”
